Why garage floors fail here

Florida garages sit over some of the highest water tables in the country, and moisture vapor moves through concrete continuously. When a coating goes down without testing, vapor pressure can lift it from below — bubbling, peeling, delamination.

A failed floor costs twice: the old coating has to be ground off before a new system can go down. That's why the most expensive floor is usually the cheap one.

"Failure isn't the coating — it's untested concrete."

If your slab isn't tested, you're guessing

Your moisture reading decides your system. Three readings, three paths:

READING: LOW

Standard hybrid system

100%-solids base coat, full flake broadcast, polyaspartic topcoat.

READING: MODERATE

Barrier-primed system

Moisture-tolerant primer added beneath the hybrid system.

READING: HIGH

Engineered mitigation system

Full moisture vapor barrier engineered into the build before any coating.

Readings change with Florida's wet and dry seasons. Testing determines your safe installation window.

The LRE Test-First Protocol™

Installation process

Our named methodology: the slab is diagnosed before a system is chosen — never the other way around.

01

Moisture evaluation

Every slab is tested before coating selection. High readings get mitigation built into the quote — not sold as an upsell after failure. [EDIT: name test standard if ASTM F1869/F2170]

02

Surface preparation

Mechanical diamond grinding opens the concrete for true adhesion. Cracks and spalls repaired with structural filler. No acid etching.

03

Coating system

100%-solids base, full flake broadcast in your chosen blend, sealed under a UV-stable polyaspartic topcoat.

Serving Manatee & Sarasota Counties

Lakewood Ranch Epoxy installs moisture-tested garage floor systems across Lakewood Ranch, Sarasota, Bradenton, Parrish, Palmetto, and Ellenton, plus surrounding Manatee and Sarasota County communities. Our home base is Lakewood Ranch — we serve its villages daily, including Esplanade, Lakewood National, Country Club East, and Del Webb.

Working the same local slabs every week is the advantage: we know which neighborhoods sit on high water tables and which construction eras skipped vapor barriers. If you're nearby and unsure whether we cover you, call — if we can't serve you well, we'll say so.

Questions, answered directly

How much does epoxy garage flooring cost in Lakewood Ranch, FL?

A professionally installed system for a standard 2-car garage typically costs $2,500–$3,600 installed in the Lakewood Ranch–Sarasota market. Price depends on square footage, slab condition, crack repair, moisture readings, and system tier. Every quote starts with a free on-site slab assessment that includes a moisture test.

How long does installation take?

Most installations are completed in 2 days. Day 1: diamond grinding, crack repair, base coat, and flake broadcast. Day 2: scrape and polyaspartic topcoat. You can walk on the floor in 24 hours and park on it in 48–72 hours.

Why do epoxy floors fail in Florida?

The most common cause we find in field testing is moisture vapor rising through the concrete slab. Florida's high water tables push vapor through concrete continuously. When a coating is applied without testing, vapor pressure can cause bubbling, peeling, and delamination — and fixing it means paying twice: grinding off the failed coating, then reinstalling. We moisture-test every residential slab we coat and include a vapor barrier primer when readings require it.

What is the difference between epoxy and polyaspartic coatings?

They do different jobs. Epoxy is a high-adhesion, thick-build base layer. Polyaspartic is a UV-stable, fast-curing topcoat that resists yellowing, hot-tire pickup, and chemicals. The most durable residential system combines both — an epoxy or moisture-mitigating base under a polyaspartic topcoat. That hybrid is our standard installation.

Will hot tires damage the floor?

Hot-tire pickup is primarily a problem with thin, low-solids DIY coatings. A diamond-ground surface with a 100%-solids base coat and polyaspartic topcoat is built to resist it, and hot-tire resistance is covered under our written warranty.

What warranty do I get?

Warranty depends on the system tier you choose. Our top-tier Signature system carries a lifetime adhesion warranty covering peeling and delamination. Every warranty is provided in writing with your quote and is backed by the documented moisture test we perform before installation.
